WATER EVENTS - Important Information for Homeowners
Water leaks/spills can be very damaging to the unit where the leak occurs as well as units below or adjacent.  We would like to take the opportunity to ask all residents of the building to take extra care with things that might contribute to a water leak.  There are some common sense things that we all can do to eliminate or mitigate the chances for a water leak.
  • When you are going to be away overnight turn off the main water supply valve to your unit before you leave.
  • Keep the water supply valve for your washing machine off when you are not using it.
  • If you still have an original water heater replace it before it fails and could potentially leak.
  • If you have not had your original TET (thermal expansion tank) for your hot water heater replaced you should do so immediately.
  • Don't leave water in a sink or bathtub running and walk away from it.  It is too easy to forget or get distracted with the result being a water overflow.
  • If you still have the original rubber hoses supplying your washing machine replace them before they split from old age and leak.
  • Periodically check under the sinks in your kitchen and bathrooms to make sure that the plumbing is not leaking.
  • Periodically check the catch pan below your hot water heater and HVAC unit in the water closet for standing water.  Water in these catch pans is the sign of a leak somewhere.
  • Make sure that the caulking in your showers and bath tubs has not deteriorated.  This can cause water to leak into the walls and unit below.
If a leak is caught early and the water is shut off it can keep it from becoming a much bigger problem.  If you have a leak in your unit there are several things that you should do immediately:
  • Shut off the main water supply valve immediately.
  • Clean up all of the standing water as quickly as possible before it spreads to units below or adjacent.
  • Notify Dan Graff immediately so he can check units below and adjacent for signs that the water has spread.
Even if you were able to clean up all the water before it did damage to your unit it may have leaked into a unit below or adjacent.  Dan can check the units below and adjacent to make sure the water has not spread.  If the water has spread to another unit the damage can be kept to a minor repair if it is addressed immediately and not allowed to sit inside the ceiling or walls causing mildew or mold.  If leaking water saturates the wallboard it may be necessary to open the wall to allow the water to dry.  

Fortunately these water events are not common and in most cases, when caught early, any resulting damage has been contained and minimized.  However, we all owe it to ourselves and our neighbors to be as diligent as possible to avoid water leaks in our building.  
   

Dear Homeowners,

The pool deck area and/or Owner's Club Room (OCR) are both enjoying typical busy activity!  A few reminders may be worthwhile.

Thank you for making our common areas better places for everyone!


1)  
Please
....
Lower your sun umbrella when you pick up to leave the pool area. This will protect the umbrellas from damage due to strong winds and protect the surrounding areas, boats etc. from flying umbrellas.


2)  No Glass bottles or Containers in pool area. Our pool area is considered a public pool by the the Florida Department of Public Health. Evidence of glass in the pool area found on one of their spontaneous inspections can cause the pool to be shut down.  They can require the pool to be drained in the event of breakage and the significant expense of refilling the pool can be passed along to the offending party.  Please! No Glass! 


3) Children under 16 MUST have adult supervision in the pool and Owners Club Room (OCR). Absolutely no running in either of these areas.


4)
 No pets of any kind in the Pool or pool area. Certified Service Dogs are allowed in the pool area, but not the pool. Service Dogs must be registered with our Management company, Amer-tech!


5) Please turn off the grill's LP gas bottle when you turn off the heat!

DogGone News!!

A couple of years ago to accommodate the dog owners in the building we set up an area in the back (north side) of the building where the gas grill is located as an area for dog walking.  Before this we did not allow dog walking on the building grounds and those with dogs were required to take their dogs out to the street area in front of the building.  Some of our dog owners expressed a safety concern with going out onto the street in the dark.  As a result we installed a stone sidewalk and a doggy dropping bag station (doggy bags and a trash receptacle) on the grounds.

We are receiving reports now that some dog owners are not picking up after their dog and our residents going into that area to either cook or walk their dog are encountering dog droppings.  We have tried to make it as easy as possible to pick up after your dog.  Doggie bags and a trash receptacle are located in the area.

We know that most dog owners are complying with this request and we know that there are often guests in the building that are unfamiliar with our rules.  If you have a guest that is walking a dog please make them aware of the need to pick up any deposits.  Please be considerate of your neighbors and help keep our building and grounds attractive.

Reminder Regarding Reserved Parking at the RWP

 

Every parking space in the Residences at Windward Passage garage area (excluding only the marked handicapped parking space), is assigned and is reserved for the exclusive use of the condominium unit to which it is assigned.  

Association Rules and Regulations make clear that occupants (which includes visitors or guests) of any condominium unit may only utilize the parking place(s) assigned to that unit.  Further, unit owners are responsible to notify all occupants of the parking regulations and that they shall abide by these regulations.

Residents should be aware that vehicles encroaching on another unit's parking place may be towed away at the driver's expense at any time and without warning.

Also, residents should strive to avoid personal use of street parking in front of the building to leave parking areas open for visitors and contractors.

 Visitors to Our Building   

 

During certain times of the year our building experiences large numbers of visitors.  Spring Break, Memorial Day weekend, Independence Day week, Labor Day weekend and the time between the Christmas and New Year’s holidays are the most prominent.  Those times of the year are when we seem to experience issues with visitors who violate our building policies.

 

This past holiday season we got feedback from a number of residents about problems with guests. Specifically the problems that were observed were:

  • Children were running and making loud noise in the hallways with no adult supervision
  • Children under 16 were in the pool area and OCR room without adult supervision where they were also observed running and making loud noise.
  • Infants were observed in the pool in diapers only without the appropriate plastic swim pants
  • Adults were observed in the pool area with glass bottles
  • Visitors were parking in the garage and using the reserved parking spots of residents without their permission

All of the above items are violations of our common area rules.  Usually these things occur because our visitors are not aware of our rules.  We all need to remember that it is our responsibility as residents to inform our visitors of the rules of the building and make sure that they do not violate those rules.

 

We want this to be a welcome place for our friends and family to visit and at the same time we want to protect the quality of community living for all of our residents.  In the future when you have visitors please make them aware of our rules so that all guests and residents can enjoy their holiday time at our building.

Trash Talk

We continue to have problems in the areas of the garage where we have trash cans and recycling bins.  The photo below is typical of what we see just about every weekend.



If we all make ourselves aware of and follow our policies for trash and recycling we can avoid sights like this in the future.


Trash

  • All trash should be bagged and put down the trash chutes on the east and west ends of the walkways on each floor.
  • The trash cans in the garage are only for small amounts of trash like what you might remove from your car.  Do not bring your household trash to these receptacles.

  • If you have large trash items that do not fit down the chute bring them to the dumpster room located in the garage by the west elevator lobby.  That room is typically left open while Dan Graff is on premiseMonday through Friday 7:30 am till 4:00 pm.

  • Large items like furniture and appliances are your responsibility to dispose of.  You will probably have to pay a company to come pick those items up and haul them away.  Do not leave these items in the garage.

  • Do not put trash in the recycling bins!

  • Do not put trash on the garage floor next to the trash or recycling bins

Recycling

  • We added two recycling bins in the garage last week to help with the heavy load.

  • The recycling bins fill up quickly because people do not break down their cartons.  All boxes/cartons must be broken down so that they are flat.  They will easily fit into the recycling bins that way and not take up too much space.

  • Pizza boxes and other cardboard boxes with food residue should NOT be placed in the recycling bins.  The city will not accept those items for recycling.

  • Do not place trash in the recycling bins.  The city will not accept trash as part of the recycling pickup.

  • Do not put recycling on the garage floor next to the trash or recycling bins.

  • If you have a large number of boxes/cartons as a result of moving break them down so that they are flat and stack them neatly on the garage floor next to the recycling bins.

If we all take a couple of extra minutes to break down boxes and properly dispose of trash and recycling we will not have to see sights like the picture above anymore.  Let’s keep Residences at Windward Passage the clean attractive property where we all enjoy living.  

Noise Mitigation Requirements When Installing a Hardwood or Tile Floor

In selecting flooring for any Residences at Windward Passage Condominium it is important to recognize that the materials selected may have an impact by way of noise to units below and adjacent to that unit, such as walking, dropping items, moving chairs, etc. Click Here for full details!

Balcony Cleaning

As the rainy season begins to wind down many of us decide it is a good time to clean our balconies and outdoor furnishings.  If you decide to clean, keep in mind that the residents with balconies below you will be the recipient of any water that washes over the side.  Please don't disperse buckets of water or use a hose to clean your balcony.  Your neighbors below will be appreciative.
Visitor Parking

As you know there are only eight visitor parking spots available on the street in front of our building.  Those spots must accommodate visitors, delivery people and service providers who are in the building doing everything from house cleaning to home remodeling.  Some of our residents occasionally park in the spaces in front of the building.  While this may be more convenient than parking in the garage at times it uses precious parking spaces that could be better used for visitors. 

We ask that all residents of the building be considerate of our visitors and utilize your assigned parking spaces in the garage rather than park on the street.  Thank you for your support!   

Common Area Guidelines


With the start of summer there is more activity around the building so we wanted to remind everybody of a few simple guidelines to follow regarding the common areas of the building.

Swimming Pool
  • No unaccompanied children under the age of 16 in the pool area or owners club room (OCR)
  • No glass in the pool area
  • Clean and cover  the gas barbeque after you use it
  • Retract the pool umbrellas after you use them
  • Children who are not toilet trained or have recently been toilet trained must wear a swimming diaper AND waterproof plastic/rubber swim pants that fit snuggly at the waist and legs
Garage floor and Building Walkways
Do not store items on the garage floor or the building walkways
Building Trash

  • Bag all trash and place it in the trash receptacles on either end of floors 2-6 
  • Do not leave trash on the floor of the parking garage by the recycling containers
  • All boxes must be broken down and either placed in the recycling bins or stacked neatly on the floor next to the recycling bins 

Pet Walks
Just a reminder that we have added an additional pet walk station with plastic bags and a trash container in the back of the building by the docks.  This might be especially attractive if you prefer not to go out onto Windward Passage after dark.
Condo Balconies
  • Ceiling fans are not permitted on the condo balconies
  • No gas barbeque grills are permitted on the condo balconies (electric barbeque grills are permitted)
Water Heaters
Just a reminder that a number of water heaters in the building have failed and leaked.  To avoid the inconvenience and possible damage from a water heater leak you may want to replace your water heater before it leaks.  Any plumber can do this for you.
If you have visitors staying with you please make them aware of these guidelines.  If we all follow these guidelines our neighbors will be appreciative. 

ALERT - WATER HEATERS

The water heaters in the building are beginning to fail and spring leaks. It might be a good idea for owners to replace their water heaters before they spring a leak and possibly cause water damage to their unit and other residents units.

New Policy for Construction when renovating/remodeling your Condominium (Effective Immediately)

The RWP Condo Association Board has heard a number of comments, concerns and complaints about various construction projects going on within condos in the building over the past several months.  Concerns include noise after hours and on weekends, unsightly construction mess in the common areas and damage done by unsupervised contractors in the elevators and common areas.  RWP has always had a policy in place requiring that construction for renovation/remodeling of condos must follow guidelines and be pre-approved by the Condo Association Board.  Unfortunately that policy was inadequate and not well known by our homeowners. 

 

Over the past two monthly meetings the Board has discussed and voted to update the policy and make sure that it is followed in the future.  The new policy is meant to protect all homeowners and residents while giving homeowners who have construction done in their units a well defined policy to follow as well as ask them to take responsibility for any noise, mess or damage that may be done by contractors they employ.  Some of the important points that you should be aware of in the policy are:

 

·         At least one week BEFORE you plan to begin construction you must submit the completed attached application with a security deposit of $500. 

·         With the application you must submit plans and/or drawings showing the modification planned. 

·         A certificate of insurance must also be included with the application for all contractors involved indicating they have coverage for at least $1,000,000 in general liability, automotive coverage and workers compensation.  The Residences at Windward Passage Condominium Association must be named on the certificate as an additional insured.

·         The RWP Board will respond as quickly as possible but no later than a week after having all the necessary information for an approval decision.

·         All construction must occur Monday through Friday between the hours of8:30 am and 5:30 pm.  Exceptions may be made in unique cases for Saturday hours with prior Board approval but noise restrictions will apply.

·         No construction may be done on Sundays except for emergencies necessary to mitigate potential damage.

·         The common areas must be kept neat and cannot be blocked.

·         Construction debris CANNOT be disposed of in the RWP trash or recycling receptacles.

·         The elevators and common areas will be inspected by a representative of the RWP Condo Association prior to and after construction and any new damage will be the responsibility of the homeowner.

·         If the common areas are not cleaned up properly after construction is completed the Association will pay for cleanup and bill the homeowner.

·         Fines will be levied against the homeowner for violations of the rules in the attached policy or any other rules spelled out in the RWP Condo Docs.

·         The $500 deposit will be returned promptly to the homeowner after the construction is completed and an inspection shows no damage or soiling to the common areas.

 

If you are planning construction in your unit for remodeling/renovation please complete the attached application and submit it as early as possible.  You may submit the completed application with your security deposit, plans and certificates of insurance to DAN GRAFF 727-269-6557.  This form will also be available for future use on the RWP website www.202windwardpassage.com.

 

Thank you for your understanding and compliance with this new policy.  We hope it helps keep RWP a high quality building where residents can enjoy an attractive, clean and peaceful quality of life.
